What leasing options are available?

​We offer lease terms from 6 months to 2 years; pricing varies, so ask us for details!

Do I need a lease guarantor?

​We typically do not take guarantors.

Do you offer individual leases?

​Any person over the age of 18 residing in an apartment is required to sign a lease agreement. All responsible parties will jointly sign one lease agreement.

What are your application requirements?

​Applicants 18 and older are required to complete a rental application online, which includes submitting valid proof of income.

Can I apply online?

Yes, applications are only available online. Use the application tab to get started!

How much is the security deposit? Is any of it refundable?

A security deposit of $500 is required at the time of application; certain application results may indicate a full month's rent is required for a security deposit. The security deposit is refundable if the applicant(s) cancel(s) within 48-hours of receiving notification of approval or if the application(s) is/are declined.

Is there an application fee?

​There is no application fee. 

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

​Applicants should have an income approximately three times the rent and must provide proof of income at the time of application. Credit and background checks (including rental history and criminal) are completed. 

Do I have to pay first & last month's rent?

​No. The first month's rent is pro-rated based on the lease start date and is due (along with a $75 lock & key charge) on or before move-in day.

When is rent due and how can I pay my rent? What forms of payment are acceptable?

​Rent is due on the first of each month. Rent can be paid online via eCheck, debit/credit card, or eMoney order. Checks are also accepted in the leasing office.

Is there a late fee for overdue payments? Is there a grace period?

There is currently no late fee for overdue payments, though that is subject to change. Rent reminders are sent out on the 3rd of each month and Notices to Quit are sent out on the 7th of each month. 

Are utilities included?

​Rent does not include utilities. Everything in the apartment is electric (heating/cooling ,cooking, hot water, general electric) and the residents are responsible for establishing an account with National Grid. 

Is renter's insurance required?

​Yes, we require renter's insurance. A minimum of $100,000 in limited liability coverage is required. Proof of policy must be provided to the leasing office prior to move in.

Do you have items I can rent?

​Some furniture items may be available for rent. Inquire with the leasing team.

What happens if I need to move out before my lease expires?

​There is no clause in our lease agreement pertaining to ending the agreement earlier than its end date. All lease breaks should be discussed with the leasing team as soon as possible. 

Can the apartment be sublet or listed on Airbnb or VRBO?

No, per our lease agreement, apartments cannot be sublet or listed on short-term rental sites like Airbnb and VRBO.

What are the occupancy limits?

​Two people maximum per studio apartment. Two people maximum per one-bedroom apartment. Two people of non-familial status OR four people of familial status per two-bedroom apartment. Three people of non-familial status OR six people of familial status per three-bedroom apartment.

What are the hours for utilizing outdoor amenities?

​The tennis courts may be used from dawn to dusk. 

What are hours of the leasing office?

​Leasing office hours are Monday - Friday, 9 AM - 5 PM; Saturday, 10 AM - 4 PM, Closed Sunday.

What are the hours for the clubhouse?

The clubhouse is open from 5:00 AM until 11:00 PM, daily.

What are the hours for the fitness center?

The fitness center is open from 5:00 AM until 11:0 PM, daily and is currently operating on a reservation-only basis due to the evolving situation surrounding COVID-19. 

What are the hours for the pool?

The pool is open from 10:00 AM until 8:00 PM, daily from Memorial Day through Labor Day.

What are the hours for the laundry facilities?

Laundry rooms are located on the first floor of each building and are open 24/7 for your convenience.

Do you offer valet trash service and/or recycling?

We do not have valet trash removal services or dedicated recycling. However, we do have trash receptacles where residents can place trash. 

Do you have free internet/WiFi and cable? (Where is it available? Who is the provider?)

​There is free WiFi in the clubhouse/gym via Spectrum.

Do you have cable? Who is the provider? Is there a separate charge?

​Cable is provided by Spectrum and is not included in the monthly rent; residents must set up individual accounts with Spectrum upon move-in.

Do you have package lockers/how do I get my packages?

​We utilize Package Concierge for our package room, located in the clubhouse. Info and a username/PIN are provided upon move-in.

How do I reserve community amenities?

​The fitness center can be reserved via the Resident Portal

What security features does this property offer?

Controlled access to all buildings. 

Does this community have a pest control service?

​We utilize Ransford Pest Control for general pest treatments and JP Pest Services for preventative termite services.

What kind of insects, if any should I be aware of?

​Please report any suspected infestations to the leasing team immediately and do not attempt to treat yourself. 

Are BBQ grills available?

​Charcoal BBQ grills are available on the property year-round. Grills of any kind are not permitted on patios/balconies.

Does the community have bicycle racks?

Yes, we do! 

What is the smoking policy?

We are pleased to be a smoke-free community.

I need maintenance/emergency maintenance; who do I call?

You can submit a non-emergency work order through your Resident Portal or you can call or email the leasing team to report your work order. For emergency maintenance call ​508-754-6777. Our maintenance team is on call 24/7 and our answering service will connect you to them after hours. 

Do you allow pets? What is the pet policy?

​Yes, we are a pet-friendly community. Indoor cats are permitted. The monthly pet rent per cat is $40 per month, not to exceed 2 cats. Additional restrictions apply and will be explained during the leasing process. Dogs of non-aggressive breeds are permitted in certain apartment homes. There is a maximum of one dog per apartment home. The monthly pet rent for a dog is $75.00 per month. Additional restrictions apply and will be explained during the leasing process. This policy is subject to change without notice.

What is the parking situation? What about guest parking?

We provide ample, unassigned parking for our residents. Guests may park anywhere. Alert the office if you anticipate being out of town for an extended period of time or if a guest vehicle will be parked on the property for more than 24 hours.

What is the policy for snow removal?

Our contracted snow-removal team is on-site by 5:00 AM to plow the parking lots. Our maintenance team is on-site by 5:00 AM to clear walkways and stairs. Residents must clean off their vehicles and move them to plowed-out parking spots by 9:00 AM after a snowstorm to allow the plows the chance to clear as many spaces as they can. 

Are there building quiet hours?

Yes, quiet hours are between 9:00 PM and 9:00 AM. Please be considerate of your neighbors. 

What decorations or changes to the apartment are prohibited?

​Walls should not be painted and there should be no large holes (such as those for mounting a television) made to the walls.

Are there fees for using the communal spaces?

No fees are charged to use the common areas. 

Are there restrictions for what can be put on balconies or patios?

​Grills are not permitted on patios/balconies and storage of any kind is not allowed on patios/balconies. Tables, chairs, and plants are the only acceptable items allowed.

What is the procedure for moving in/out?

Arrange for a time to pick up keys from the leasing office. Move-ins may be completed any day of the week but should be limited to be between the hours of 9:00 AM and 9:00 PM. A 60-day notice to vacate is required ahead of the end of your lease term and a pre-move-out inspection will be scheduled. The apartment should be left in broom-swept condition and all keys must be returned to the leasing office. 

Do the apartments have air conditioning?

​Yes - wall unit ACs as well as mini-splits.

Do apartments have USB outlets?

No, these apartments have standard outlets. 

Are washers and dryers available? Are they in the apartments?

​We do have washers and dryers available in select apartments. We also provide on-site laundry facilities for our residents. 

What appliances are in the ktichen?

Kitchen apartments are equipped with a refrigerator, electric stove w/range hood, dishwasher, and garbage disposal. There is not a built-in microwave. 

Is there a bathtub or just a shower? Are they together or separate?

Bathrooms have a tub/shower combination setup. 

When were these apartments built? Have there been any renovations?

The apartments were built in 1987; renovations are done as needed/warranted. 

Is there public transportation nearby? What stop is closest?

​Union Station (MBTA, WRTA, Amtrak) is 1.7 miles from the property. WRTA stops on Shrewsbury Street, UMass campus, and more.

Are you near any transportation routes? Which ones?

How much traffic is there in the area? Are there any times during day/night that it is heavy?

Traffic can be moderate between 7:00 AM and 9:00 AM and again between 4:00 PM and 6:00 PM. 

What schools serve the community?

Schools in the area include ​City View Elementary School, Worcester Junior High School, Worcester North High School, Worcester Technical High School, Worcester Academy.
